AAC/ALC in Central Asia and Caucasus: market overview and prospects

Central Asian and Caucasus countries demonstrate rapid economic growth and booming construction markets. Diverse climates (from arid deserts to mountains) and growing demand for modern wall materials create new opportunities. We analyze each country's market.

Uzbekistan. The most populous country in Central Asia (36 million people), the government is actively implementing an affordable housing program (planning to build 100,000 apartments annually). Currently, traditional brick and concrete are predominantly used, the AAC/ALC market is virtually undeveloped. Opportunities: joint venture with local developers to set up AAC production, or direct export of blocks. Tashkent, Samarkand, Andijan — key markets.

Kazakhstan. The most developed market in Central Asia, already has local AAC production (e.g., a plant in Almaty), but capacity is insufficient, imports continue. Almaty commercial real estate and Astana government projects drive high demand. Opportunities: export high-strength ALC panels (local production is absent), as well as blocks of special large sizes.

Azerbaijan. A Caspian oil-rich country, Baku's construction market is oriented toward the premium segment, with high receptivity to modern materials. Currently, imported materials from Turkey and Europe are predominantly used, Chinese AAC/ALC has a price advantage. Opportunities: entry into elite residential and hotel projects in Baku, offering a more cost-effective alternative to European materials.

Georgia. A free market economy of the Caucasus, very low duties (0–5%), an ideal logistics hub for entering the entire Caucasus region. Tbilisi's residential market is growing fast, local small-batch AAC production has unstable quality. Opportunities: setting up a warehouse in the port of Poti for distribution to Georgia, Armenia and Azerbaijan.

Armenia and Kyrgyzstan. Small markets with stable growth. Residential construction in Yerevan and commercial projects in Bishkek create demand for AAC/ALC. Both countries are EAEU members, import duty 0%, logistics via Kazakhstan. Opportunities: covering these markets through distributors in Kazakhstan.

Climate adaptation. Summer in Central Asia is hot (+40°C and above), AAC thermal insulation reduces air conditioning costs. Winter in the mountainous regions of the Caucasus is cold, AAC thermal insulation is equally relevant. These regions are seismically active (Caucasus and Central Asia are seismic belts), the lightness of AAC reduces seismic load and improves building safety.

Conclusion. Central Asia and Caucasus are a blue ocean for AAC/ALC with low competition and fast-growing demand. We recommend starting with two hub markets — Kazakhstan and Georgia, gradually covering neighboring countries.
